What actually happens between buying a property near Lucca or Pisa and having a rental-ready house with photographs you can publish. Six phases, one person carrying them.

Most owners lose money not on the furniture but on the sequence: paint chosen before the floor, a sofa ordered before the layout is settled, a photo shoot booked before the last delivery arrives. The order of the work matters as much as the taste.

This is the order I work in. Every phase ends with something concrete in your hands, so you can stop, adjust or continue.

    Who is the property for, what is the season, what does the competition in the area look like? One clear character to build every later decision on.

    Design

    Layout, colours, materials, lighting plan and a moodboard per room, with a budget split per room and per category before anything is ordered.

    Sourcing & delivery plan

    A complete shopping list, custom work where standard sizes fail, and a delivery schedule that groups arrivals into phases.

  4. 04

    Furnishing

    The days on site: everything placed, adjusted and checked in the actual light of the rooms rather than on paper.

  5. 05

    Styling

    The final layer — textiles, ceramics, books, greenery — plus the practical details guests notice: reading lights, hooks, somewhere for a suitcase.

  6. 06

    Photography

    A full shoot of the finished interior, edited and delivered with usage rights for rental platforms, your own site and social media.

A full photo shoot of your home or holiday rental, including edited images and styling support based on the existing situation. We look at what is already there and improve it with small, deliberate moves: plants, textiles, a set table, light.

Styling + Photography package

Tailored after a first visit. The range runs from a soft upgrade — rooms and furniture are good, the look gets that final layer — to a full renovation including directing the painters and contractors. It always closes with the photo shoot.

Frequently asked questions

Which rooms deserve the largest share of the budget?
The living room, the dining table and the main bedroom. Those three carry the listing photographs and the reviews, so they get the strongest pieces. Guest bedrooms and secondary spaces can be simpler as long as they are comfortable and consistent.
How far ahead should I start?
Ideally before anything is bought or painted. Custom pieces, upholstery and imported items each have their own lead time, so the delivery schedule works backwards from the date the property has to be rental-ready.
Can you furnish a property I have not renovated yet?
Yes, and it usually saves money. Colour, material and lighting decisions made alongside the building work avoid the corrections that come from deciding them afterwards. I brief and supervise painters and craftspeople; the building work itself is not mine.
Do you guarantee more bookings?
No, and anyone who does is guessing. Occupancy depends on price, location, season and how you run your listing. What I can influence is the interior and the photographs — the part guests judge first.
