Preparing your Tuscan property for the rental season
Prepare a Tuscan rental property in three passes, starting eight to ten weeks before the season: repair and deep-clean everything a guest touches, restyle the spaces that carry your listing photos, and reshoot the photography if anything has visibly changed. Work backwards from your first booking, not forwards from spring.
Eight to ten weeks out: the condition pass
Walk the house as a guest would. Test every tap, lamp and shutter; check grout lines, garden furniture and the pool area. Order replacement textiles and tableware now — Italian suppliers need lead time, and August is not a month for deliveries.
Four to six weeks out: the styling pass
Refresh what photographs tired: cushion covers, bed linen, the outdoor dining set. One strong change — a repainted wall, a restyled terrace corner — does more for your listing than ten small ones.
Two to four weeks out: the photography pass
Shoot when the garden is green and the light is generous. Update your listing images in the order platforms show them: living space, best bedroom, outdoor area, then the rest. Consistent, current photography is the cheapest occupancy improvement there is.
